Buying a property is a big investment, the biggest by far that most of us will ever make, so it stands to reason that there will be all manner of things you'll want to find out about it before spending your money.
Most of the conveyancing information of course will come from your conveyancer, with your surveyor providing a report on the physical aspects of the building itself. Your conveyancer and surveyor won't necessarily cover everything however.

Some people are happy with just the conveyancing info provided by their surveyor and conveyancer and don't look any further. This is safe enough but how do you find out about things like how well the local schools are performing, or what the crime rate is for the area? How about whether your neighbour has planning permission for a large extension?



What Information Will Your Conveyancing Solicitor Provide?

Your conveyancer is there primarily to advise you on the legal title. This means checking that your seller actually has the right to sell and that you will get a clear legal title, telling you about the various rights such as rights of way that effect the property and any covenants which restrict the way you can use it.

In addition to the legal title, your conveyancer will usually obtain certain additional facts pertaining to the conveyance from the seller by asking him to complete a seller's property information form and if the property is leasehold, a leasehold information form. These forms, provided the seller fills them in properly, will provide additional vital information about things like; changed made to the property, disputes with neighbours and whether there are any guarantees for any work done at the property.

Your conveyancing solicitor will carry out searches with the local authority and water authority which will uncover further information on whether the property connects to a public sewer, whether the property has been the subject of an application for planning permission or building regulations approval and what the outcome of the application was, whether the road fronting the property is adopted by the local authority and whether the property is subject to a compulsory purchase order. These searches however will only provide conveyancing information about the property you are buying, not any neighbouring property.

If the property is a flat your conveyancing solicitor will also obtain info from the landlord on things like how much the rent and service charges are, whether there are any major works planned and whether there have been any disputes between the landlord and the seller.


What Conveyancing Information Will Your Surveyor Provide?

Your surveyor will only provide information on the physical state of the property. It is important to understand the limitations of the survey. For example he will probably not test the electrics or the central heating system. Unless it is a full structural survey he will not usually inspect the roof or wall ties or any floor which is beneath a floor covering.

The survey report should state what has and has not been inspected and if you want any further inspections you may have to arrange them separately. It is always wise for example to have an electrician check the electrics and a Gas Safe engineer check the central heating or gas fire.


Where To Obtain Additional Conveyancing Details Relating To The Property?

Often the information provided by the surveyor and your solicitor will be sufficient however sometimes you will want to find out more, for example whether any neighbouring properties are planning an extension, how well the local school is doing or what the crime rate is in the area. For questions like these you can request a plan search from the Local Authority (or get your solicitor to do it), which will give you a lot of additional conveyancing information to help you make the decision whether or not to proceed.
