"Online Estate Agents Reviewed
(& Discount Codes)"

The Observer And The Independent

Introduction

High street estate agents are currently charging 1.5 - 2.5%+VAT for the pleasure of selling your property.

My view (and I expect it's yours too) is that this is expensive with a capital "E"!

It does not have to be this way. You do not have to blindly follow the herd and let the estate agent take such a massive chunk of your cash.

If you take 2-mins to read the report below I will show you exactly how to painlessly sell your house and save £1,000's on the estate agent's bill....

The Key To Your House Sale Success!

See how you answer this:

Q: What's your most important job when selling your house?

A: Finding buyers!

It's so simple that many house sellers answer this incorrectly.

"Choosing the right estate agent", "Presenting my property well" or "Setting the right price" are the three most common wrong answers I hear.

Granted, these things are worth consideration but they are utterly meaningless unless you can find the buyers!

So Where Are All the House Buyers?

Well, chances are you're in the throes of house hunting at the moment so you probably know the answer to this already.

For the avoidance of doubt all estate agents agree that these days buyer enquiries come from the Internet, NOT High Street branches or local newspaper advertising.

"+95% of all house buyers are on the Internet!"

More specifically they are surfing the top 5 property portals:

Rightmove - 6,313,018 unique buyers per month

Zoopla - 2,950,203 unique buyers per month

Findaproperty - 2,704,449 unique buyers per month

Propertyfinder - 1,350,874 unique buyers per month

Primelocation - 1,292,246 unique buyers per month

Hopefully you'll agree that the figures I've just shown you are staggering - and it's just the tip of the iceberg!

There was easily in excess of 14.6 million buyers searching at these portals last month alone.

14.6 million pairs of eyeballs a month makes the Internet far & away the most effective property sales tool ever.

To be more accurate:

It makes Rightmove.co.uk the most effective sales tool ever because that's where 2 out of 3 of all successful home movers find their new homes.

At any one time there are 1 million properties (give or take a few) for sale & 97% of them are on one or more of the portals mentioned above.

Simply put....

If your property is not listed amongst these portals (most importantly, Rightmove.co.uk) then your property is not being marketed as effectively as it should.

Enough Theory! How Does This Affect You
And How Can You Use This Info To Successfully
Sell Your House & Save £1,000's In

These services will put your property in front of about 30 million buyers - significantly more than most estate agents can accomplish (they usually advertise with only one or two of the major portals) and provide you with top-notch house service levels.

What You Need to Know About
Online Estate Agents

Online Estate Agents will provide you with a very robust service and it's worth taking the time to understand exactly what they are and what they do:

1. They are not a private sale website (they are stripped-back Estate Agencies subject to the same laws governing the behaviour of traditional estate agents).

2. Most offer their service on a fixed-fee basis of around £450-£650+VAT (compared to 1.5-2.5%+VAT for a traditional estate agent the saving is enormous).

They are able to charge a low fixed-fee without compromising on service because they do not have an expensive branded fleet or offices to pay for - the savings are passed on to you.

3. Most are members of the National Association of Estate Agents & The Estate Agency Ombudsman Scheme.

4. Online estate agents comply with The Estate Agency Act 1979.

5. You should be prepared to conduct all the viewings (although the best online estate agents can also provide accompanied viewing at a marginal extra cost).

How to Choose an Online Estate Agent

Below I have listed the features that you should be looking for when choosing an Online Estate Agent:

1. Your property details are inserted on to all of the UK's top Property Portals (this gives you more marketing power than traditional estate agents).

2. You are provided with a dedicated website where your property details can be viewed by buyers.

3. Property details are also placed on local newspaper websites.

4. The company will manage all enquiries on your behalf (keeping organised is the hardest part of selling privately so it's important that you are provided with some help).

5. The company will arrange all viewings and call the buyer for feedback on you behalf (this saves you a lot of time & hassle).

6. The company offers a service whereby they will negotiate all offers on your behalf (helpful if you do not wish to negotiate with buyers directly. Your Solicitor should also offer this service).

7. Buyers are able to print sales particulars direct from your dedicated website.

8. The company will post hard copies of your property details to potential buyers upon request.

9. The company provides a professional grade "For Sale Board" & install it at your property (sale boards are shown to generate 20-25% of all enquires so this is essential for your sale to be successful).

10. The company will visit you at home to take an unlimited number of photos and measure your property for the production of floor plans (a handy service that needs to be done correctly & in accordance with the Property Misdescriptions Act 1991).

11. A floor plan is produced for free (floor plans are proven selling tools & something that few other private sale website includes).

12. A Virtual Tour of your property is produced for free (another proven selling tool).

13. Your property is advertised until sold at no additional cost.

If you choose an Online Estate Agent the provides all of the above you will have found yourself a robust service, one that provides you with cost savings of selling privately + the backup of estate agency staff.

Common Myths & Misconceptions About
Online Estate Agents

1. Since there is a 'No sale no fee' option with online estate agents, there appears to be no incentive for them to work to sell your property!?

Not true! Online estate agents are highly motivated to sell your property.

This is because advertising your property on all the major property portals (Rightmove, Zoopla, Findaproperty etc) is a very expensive business.

What's more, these advertising costs run on a monthly basis. The longer your property stays unsold, the more money the online estate agent has to pay to the property portals.

After a period of around 3 month, most online estate agents actually start to lose money.

2. Isn't dealing with an unknown company over the Internet risky!?

This is easily overcome by making sure that the online estate agent is a member of the National Association of Estate Agents and The Property Ombudsman. This will afford you the same protection, as you would have with a high street agent.

Also, because online estate agents get their business from the web, they are acutely sensitive to poor press. One negative blog / forum post can ruin an online business. The good online estate agents make customer service and professionalism their top priority.

3. Surely an online estate agent (without an office in my town) is unlikely to know my local market well enough to value my property correctly!?

There is definitely some truth to this however, the online estate agents we recommend, actually uses local estate agents to make sure they're totally in the know when it comes to dealing with your property.

They all also have access to all the same metrics (eg, local market trends), comparables and valuation tools as the high street agents. Finally, they can monitor response rates (CTRs, viewings requests, etc) to get an indication of whether a property is under / over priced once listed and tweak the asking price accordingly.

Conclusion & Summary

I can't stress strongly enough how effective Online Estate Agency services are at helping you:

1. Sell successfully

2. Sell at the best possible price

3. Sell for a fraction of the cost of using a traditional high street estate agency

The best online estate agents provide customer services levels that are far better than traditional agencies while lowering the cost of selling your house down to around £450 - £650+VAT.

When you consider that it costs 1.5-2.5% (UK average = £4,400) of your sale price to get the same Internet exposure from an estate agent, you can see just what good value Online Estate Agent provide.
