Top 5 Portals:

Rightmove - Advertised property numbers - 777,898 (April 2007). Brainchild by the Countrywide Estate Agency Group (but now a Plc) the portal does not allow advertisements from private vendors. They are now introducing a virtual mapping facility.

Findaproperty - Advertised property numbers - 244,771 (April 2007). Recently redesigned the site and is particularly strong in London and the South East. Again no private vendors are allowed to advertise. Owned by Associated Newspapers, The Mail on Sunday, The Evening Standard and The Metro.

Fish4homes - Advertised property numbers - 480,433 (April 2007). Developed by regional newspaper groups - Newsquest media group, Northcliffe Newspaper Group Ltd, Trinity Mirror Plc & Guardian Media Group Regional Newspapers. The site used to allow advertisements from private vendors but doesn't any more.

Propertyfinder - Half owned by News International (the media conglomerate owned by Rupert Murdoch). The site doesn't allow advertising from private vendors.

Primelocation - So far the only portal to offer Home Information Packs to their member agents. Particularly strong in the middle to upper marketplace. Currently owned by The Daily Mail and General Holdings.

Other Major Players:

ThinkProperty - Originally developed by Vebra (a major provider of software solutions for estate agents) this portal got off to a slow start but has recently started to find form. Nice functionality and the integration of Google maps are a big plus. Currently the sixth largest UK property portal.

Homes and Property - This portal is an offering from the Evening Standard Homes & Property Section. The Associated New Media Group owns the portal and so you'll find basically the same selection of properties as you will on Findaproperty.

Look4aproperty - This portal was tipped to be the next big thing but so far their TV and online marketing efforts have failed to promote the site into the top five.

Home.co.uk - It's fair to say that you'll probably find more houses for sale on this portal that you will anywhere else. Their results come from scraping over 30 different property sites so you can see all of them in one place. The site also displays search results using Google mapping technology.

Home Sale Network - This is a marketing platform for an affinity group of over 750 independent estate agencies.

SmartNewHomes - The UK's leading new homes website 100% dedicated to marketing new homes from developers.

2^nd Generation Portals:

Zoomf - Property search engine that indexes listings from estate agent's websites, providing a comprehensive and fresh list of properties available from sale and to rent. Properties are displayed on a map and there is no affiliation with any estate agencies of newspaper groups.

OnOneMap - One of the first property portals to plot houses for sale, sold houses, schools, supermarkets and phone masts on to a mapping interface.

Nestoria - These guys concentrate on being good for comprehensiveness (over 450,000 unique listing across the UK0, relevance (good results paired with great local data about an area), freshness and user experience (fast mapping integration). They also offer tools for webmasters and developers interested in bringing property search to their own websites.

Extate - Has probably the biggest and cleverest search box around. Works just like a Google search. There are also video tours and mapping facilities. You can also share and save your favourite properties without having to login and give your email address.

Trovit - Similar to all the above with the exception that they also have sites that focus on finding jobs and used cars for sale.

Best of the Rest:

EuropeanProperty - Web portal that offers 1000's of properties for sale from agents and developers all across Europe. You can find listings from over 1000 registered property agents.

HomesGoFast - Another overseas portal. Buyers can find houses from locations worldwide. Sellers can promote their property to a worldwide audience.

Idproperties - A fast expending national property website. Search for estate agents, private vendors & landlords advertising properties to buy or rent.

Magnolia Properties - Oxfordshire based property portal listing properties for sale in the UK from private sellers.
