Everyone in the UK selling a house is facing the problem that the market is dead. Most have tried to lower their price in order to drum-up some interest but even this is having no effect.
Here is Kesley’s (from Stoke-on-Trent) story of how she’s tackling the problem….
“I just can’t sell my one bedroom apartment. There are others in my block for sale but mine is the cheapest and, having seen others, the best presented. It’s definitely not over priced, even my estate agent feels it would be useless to lower the price as there is just no interest in the market at all right now. How did it get to this?!
I desperately need to move as i’m due to start a great job i’ve always wanted elsewhere in the country and this whole thing is threatening to make life a whole lot more difficult. I keep hearing that this is a great time to be a buyer, so where are they all? I’ve literally tried everything I can think of.
One of the main problems is that one of the conditions of the lease on my property is that it cannot be rented out. This completely excludes the possibility of my selling the house to an investor or local authority.
I’ve even gone as far as to try a quick house sale company (identified by TheAdvisory for me). Whilst they’ve so far been very helpful it looks like even they might not consider purchasing because of this condition in the lease. There’s no way to have it changed so i’m completely stuck.
What are first time buyers waiting for? This is a great time to buy! Are they going to wait until the market recovers and prices begin to rocket again?”

Unfortunately the fact that Kesley has such a restrictive clause in her lease really cuts down on the number of “active buyers” that would be interested in her property.
There are buyers out there but in the main they are “Buy to Let” investors looking to purchase a good value property. First time buyers (which is what she needs to find) are in short supply due to the lack of affordable mortgages.
