We need to sell house fast and I hope you can guide us in the right direction?
The property is a Detached 1870’s lodge with a thatched roof, it is a single storey house with a loft room on the upper floor. It has 4 bedrooms including the loft room. Only one bathroom but it is a large spacious room.
The property is currently up at £625000 the initial estate agents estimated values were between £640000 and £730000. It was originally put up at £685000 we changed estate agents early in 2008 and set the price at £625000. We have had a number of viewings and all love the property, however we have had one offer but it fell through. The current realistic value I would suggest is in the region of £575000.
We have not been desperate to sell and have been quiet happy to wait until something turns up, however we have recently found a property which we feel matches our requirements and is for sale at a very reasonable price, This property is a new build and is nearing completion, it has not been advertised yet but will be in the next few weeks.
If we can get a quick sale this would enable us to put an offer in on the new property. To effect this we have reduced the price at the estate agents to £550000 and requested that they push this in their advertising in the next few weeks. The other option is to investigate the sale for cash.
The low price of the house we are after enables us to accept a much lower price for our current property and we would look at anything above the £500000 – £510000 mark.
