Dear Gavin
I need to sell house quickly and hope you can write back with some advice.
The property has been on the market since September 2007. Original asking price was 375,000, which we felt was over the top. 350,000 was more realistic. We recently accepted an offer of 295,000 to move the house but the sale fell through last week. Hence I estimate that £280,000 is how much my house is worth. The house is currently on the market at 310,000.
Also, the house needs a little work - it is 260 years old - it was fully refurbished approx 10 years ago. There is some slight damp - we have an estimate of 2,000 plus VAT to sort that out. It also has a basement which can get wet.
To be honest, I am not optimistic about getting an acceptable price via the quick home buyer route but we moved to the Netherlands last year and it is now a bit of a millstone, especially in the current market. However, I won’t let it go at any price.

Thanks Terry for writing in. I will email you back shortly with my recommendations.
