I would like a recommendation on the best cash property buyer for our home.
It is a semi-detached period house dating back to the 14th century with approximately 1.5 acres of garden. It has 5 bedrooms, 3 bathrooms (one is just a toilet and sink), 5 reception rooms, a kitchen, laundry room and office. It also has 4 garages.
The house has been on the market for nearly 2 years now and I am fed up of waiting to sell my house. My mother needs to downsize as she lives by herself now and is getting more and more stressed as more people come to look round, pull out of deals, she very nearly got ripped off by one property developer con artist and it is time to sell the house. She is struggling to keep up with mortgage repayments. She is keeping up for now, but it is getting more difficult. It is a beautiful property and one that we have loved living in and the right time in our lives, but we need to sell it now.
There was a valuation done by a potential buyer in September for £469,000. We currently have it on the market at £415,000 which is below the OMV as we want to sell it quickly.

I’m wondering if you can help me. My partner and I put down a £1000 deposit on a brand new house in Barrow in Furness Cumbria.
We agreed to part exchange our house at £83,000 (was on the market at £97,950) and buy his for £220,000 (was on the market at £240,000). We chose all the kitchen cupboards, tiling, mantelpiece etc had mortgage confirmed and everything was going well. Until the valuation (which since the beginning various people had told us wouldn’t be a problem due to it being a new build).
On Tuesday we found out that our mortgage provider Nationwide only valued the house at £200,000 and won’t give us the rest of the mortgage. After going back to the seller he would not negotiate.
As you can imagine, I’m devastated. We are planning on holding out and waiting to see if other buyers get valuations done and come back the same but wonder if there is anything else we can do as we don’t want to lose our deposit and the house we so desperately want?
We don’t want to have to go through finding another mortgage provider, paying for valuation etc if it is going to be the same quote or is there anyone you could suggest?
Any ideas would be greatly appreciated, the sleepless nights aren’t doing us much good! Tracy
